Glasshouse Air Conditioning Replacement Program complete

The Glasshouse Air Conditioning Replacement Program is now complete. The Project entailed replacing and upgrading of the 20 year old A/C units, mechanical services plant and equipment serving the community facilities including the Station, gymnasium and pool and change rooms.

Extent of works:

  • Full refurbishment of the Pool Hall heat exchanger air handling plant and replacement of the Pool Water Furnace
  • Upgrade of the Change Room heat exchanger with a new, packaged reverse cycle heat exchanger unit
  • Upgrade of the Station and Gymnasium air conditioning units with new, packaged reverse cycle air conditioning units
  • Replacement of external ductwork associated with the Change Room, Community Hall and Gymnasium air conditioning units with new ductwork
  • Replacement of ventilation fans for Pool Filter exhaust, Chemical Storage Room and Station Toilet
  • Refurbishment of structural steel and walkways associated with the equipment.

Norman Disney and Young were appointed as Consultants for the works and FMX were appointed as Project Managers. Carroll Consulting completed the Structural Engineering and Bradbury Legal prepared the Design and Construct Contract.

AG Coombs were successful in their tender for the supply and construction.

The Contract was let on 28.06.2021 with a scheduled completion of 17.12.2021. Delays caused by Covid, materials supply and labour shortages extended the completion date until 23.06.2022.

The total cost of the Project was $516,134.00 and there were no variations to the Contract prices of the organisations involved.

The Project was overseen by Building Managers Steven Attard and Nick Gardner and a Building Committee of four JL residents, expertly led by Neville Monk, Community Association Secretary.
